- If you cancel after the 7-day cooling-off period, you will still be liable for rent payments. Written notice is required.

 - Proof must be submitted within **7 days** of A-Level results or UCAS rejection (e.g., UCAS record or university rejection letter).  

- **Refund**: Full refund of the deposit and any prepaid rent.

- **Eligibility**:  

 - Proof (visa rejection notice or university CAS denial) must be submitted within **7 days** of receipt.

### **“No Visa No Pay” Policy (For September 2025 Intake Only)**  

- **Eligible Applicants**:  

 - International students requiring a visa to study in the UK, who have booked one of the following designated apartments:  

   Albert Court, Belgrave View, Fitzroy & Wenlock Courts, Rusholme Place, Burley Road, McMillan Student Village, Prince Consort Village, Newport Student Village, Bonington Student Village, or John Lester & Eddie Colman Courts, Peel Park Quarter.  

- **Cancellation Conditions**:  

 - Failure to secure university admission (preventing visa application) or visa rejection.  

 - Deadline: Visa rejection proof must be submitted by **25 August 2025**.  

- **Refund**: Full refund of the deposit and any prepaid rent.  

- **Note**:  

 - Applies **only** to students starting in **September 2025**. For other periods, refer to your **lease agreement**.
