Applicability InstructionsThis policy combines the 'General Cancellation Policy' and the 'International Student Cancellation Policy' on the apartment's official website. Please refer to the corresponding clauses according to your own situation. The key time - points and liability divisions are as follows:

I. Booking Stage (Only Applicable to International Students)

1. Booking Confirmation Time LimitAfter the booking is submitted, the student and the guarantor are required to complete the contract confirmation and prepayment of the rent (a prepayment of £250 is required in England, and there is no prepayment requirement in Scotland) within 5 days. The booking will expire if overdue. If re - booking is required, the original room type/price cannot be guaranteed.II. Cooling - Off PeriodGeneral Rules (Applicable to All Students)

Time Limit

Within 7 days after receiving the booking completion confirmation email (students in the Welsh region need to contact the apartment separately as the cooling - off period rules are different).

2. LiabilityNo fees, and the deposit/prepaid rent will be fully refunded.

4. III. After the Cooling - Off Period (Applicable to All Students)After the cooling - off period ends, unless the conditions of 'finding a replacement tenant', 'applying No Place No Pay', or 'international student specific exemptions' are met, the full - term rent needs to be borne.

The rejection letter from the target university/UCAS status screenshot (to prove non - compliance);

• The UCAS adjustment admission certificate of the new university.

After the materials are approved, the tenancy will be terminated, and the deposit/prepaid rent will be fully refunded.

Clause 3: Exclusive Exemption Clauses for International StudentsScenario 1: Visa Rejection (No Visa No Pay)Time Limit: The application needs to be made before August 31 of the year when the tenancy starts;

Materials: Submit the visa rejection letter within 7 days;

• Liability: After approval, the tenancy will be terminated, and a full refund will be made.
• Scenario 2: ATAS Certificate Rejection (No ATAS Certificate No Pay)

Time Limit: The application needs to be made before August 31 of the year when the tenancy starts;

Materials: Submit the ATAS rejection letter within 7 days;

Liability: After approval, the tenancy will be terminated, and a full refund will be made.

Materials Submission Requirements

• The materials need to be sent to the apartment via the email registered during the booking process.IV. Exemption ReminderThe above policies are a combination of the terms on the apartment's official website. The actual cancellation is subject to the final review result of the apartment. If none of the above cancellation conditions are met, the full - term rent needs to be borne after the cooling - off period ends.
