Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

I. Cancellation Policy (England/Scotland/Northern Ireland vs. Wales)

A. Cooling-off Period

  • General Rules:

B. Cancellation after the Cooling-off Period

1. Special Circumstances for Cancellation (Official Proof Required):

  • No Place No Pay: You did not meet the entry requirements of your university.
  • No Visa No Pay: You did not obtain a visa.
  • The pre - sessional language course was cancelled.
  • Your university entry was postponed to the 2026/27 academic year.
  • You were expelled from the university or voluntarily withdrew from the university (subject to the approval of the apartment management).
           Processing Method:

2. Cancellation for Other Reasons (You Need to Find a Replacement Tenant):

  • This includes changing your mind, choosing other accommodation, participating in an exchange program, taking online courses, etc.
           Rules for Replacement Tenants:

II. Key Notes

  1. Irrelevant to Academic Schedule: The end of the academic year or completion of exams does not constitute a valid reason for cancellation. You are required to fulfill the entire lease term.
  2. Deposit Refund: If you have not moved in, the full deposit will be refunded. If you have moved in, the unpaid rent and room maintenance costs will be deducted from the deposit.
  3. Regional Differences: In Wales, an “occupation contract” is used, while in other regions, a “tenancy agreement” is used. However, the core terms are similar.
  4. Legal Procedures: Apartments in England/Wales may reclaim the property through the court (subject to legal conditions).

III. Recommendations

  • Read the contract terms carefully as there may be detailed differences in policies across different regions.
  • Keep all official proof documents (such as visa refusal letters, university notices, etc.).
  • Plan ahead. If you need to cancel the tenancy, contact the apartment management team as early as possible and provide complete materials.

Policy Update Date: October 16, 2024

The final interpretation of this policy belongs to the apartment management.
