Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes, so please refer to the official website and the contract for the latest information.


I. General Core Terms (Applicable to Scotland, England, and Ireland)

Cooling-Off Period

  • Standard Cooling-Off Period (Bookings made before August 1, 2025):
  • Scotland/England: You can cancel within 7 days after signing the contract (this will be shortened to 24 hours for bookings made on or after August 1, 2025), and the deposit or prepaid rent will be fully refunded.
  • Ireland: You can cancel within 7 days after signing the contract (this will be shortened to 48 hours for bookings made on or after August 1, 2025), and all fees will be fully refunded.
  • Early Termination Conditions for the Cooling-Off Period: The cooling-off period will immediately terminate once you collect the keys and move in.

Cancellation after the Cooling-Off Period (Before Occupancy)

  • Only the following situations are allowed:
  • Scotland/England
  • You do not meet the university admission requirements (proof of grades is required) (No Place No Pay) (proof must be provided within 3 days after receiving the grades). Any prepaid rent will be refunded, and you must be a new customer of the provider.
  • Your visa application is rejected (a visa rejection letter is required) No Visa No Pay (proof must be provided within 3 days after the rejection, and you must be a new customer of the provider).
  • The pre - university language course is cancelled.
  • Your university enrollment is postponed to the 2026 - 2027 academic year.
  • You transfer to a university in another city where the provider has no available accommodation.

Handling Method:

  • The deposit will be refunded, but no prepaid rent will be refunded.
  • Formal written evidence (such as a letter from the university or visa agency) must be submitted.


  • Ireland
  • Undergraduate freshmen or postgraduate students in pre - language courses do not meet the university admission requirements (proof of grades is required) (proof must be provided within 3 days after receiving the grades). Any prepaid rent will be refunded, and you must be a new customer of the provider.
  • Your visa application is rejected (a visa rejection letter is required) (proof must be provided within 3 days after the rejection). The reservation will be cancelled , and you must be a new customer of the provider.
  • If your visa is postponed, you still need to comply with the contract requirements and pay the rent.

Cancellation after Occupancy

  • Only in special circumstances: You withdraw from the university due to health reasons (a university withdrawal letter and medical institution certificate are required).
  • The following situations do not apply:
  • You are still studying at the university.
  • You voluntarily withdraw from the university (e.g., due to insufficient funds or academic issues).
  • You are expelled from the university (including disciplinary issues).
  • Handling Method:
  • The deposit will be refunded (after deducting unpaid rent or damage fees).
  • No prepaid rent will be refunded, and you need to pay the unpaid rent up to the cancellation date.

Cancellation for Other Reasons

  • You must find a replacement tenant (the replacement tenant must meet the conditions such as having a student status and meeting the requirements of the original room type).
  • Handling Fee:
  • Scotland/England: £200 (non - refundable).
  • Ireland: €100 (non - refundable).
  • Deadline for Finding a Replacement Tenant: Before May 1, 2026 (no specific deadline in Ireland).
