This student accommodation is located in the city center of Adelaide. It's only a 5 - minute walk from the University of Adelaide. The rooms are mainly single studios or double - shared studios.
Floors 1 - 20 of the apartment are the residential area, and floors 21 - 22 are luxury terraces. There are slight price differences for the same户型 (units) on high, middle, and low floors.
Notes:
1. The rental start and end dates are flexible. In addition to the fixed 52 - week or 26 - week rental periods, other rental lengths can also be negotiated. Please consult for details.
2. You must be at least 18 years old upon check - in.
3. The apartment does not provide bedding.
4. Booking deposit: Within 3 days after signing the contract, you need to pay a deposit equivalent to 1 week's rent, which will be deducted as the first week's rent upon check - in. Within 14 days after signing the contract, you need to pay a bond equivalent to 4 weeks' rent. The bond will be refunded if there is no damage to the room when you check out. If there is damage, compensation will be deducted from it.
The apartment rent includes all bills (except the laundry room).
There are 24/7 staff, and the front - desk hours are from 8 am to 8 pm.
The apartment is equipped with air - conditioning and heating, dishwashers, microwaves, elevators, a gym, electric induction cookers, a movie screening room (with a vast selection of movies), public social areas, entertainment areas (billiards, table tennis, etc.), a laundry room, a shared kitchen, a study room, a rooftop barbecue and leisure area, a bicycle storage area, etc. And regular weekly activities (such as outings, pet days, cooking classes, etc.) are held!
All rooms are equipped with beds, desks, chairs, wardrobes, USB sockets, air - conditioning (both cooling and heating), dishwashers, Wi - Fi, refrigerators and other living facilities. You can move in with just your luggage.
The apartment is located next to a shopping center, and you can see a cinema as soon as you go out.
It's a 5 - minute walk to several supermarkets and restaurants.
It's right next to the University of Adelaide, only about a 5 - minute walk away. There are various museums and art galleries near the University of Adelaide.

Cancellation policy 1. Cancellation Policy Before the Agreement Comes into Effect
1.1 Cancellation application submitted 14 days in advance
The security deposit will be forfeited, and the paid bond will be fully refunded.
1.2 Cancellation application submitted 13 days or less in advance
The security deposit will be forfeited, and a management fee of AUD 250 will be charged.
The tenant is responsible for paying the rent until an approved replacement tenant takes over the lease. Unpaid fees will be deducted from the bond, and the remaining amount will be refunded.
1.3 Cancellation Policy for Replacement Tenants
Replacement tenants are required to find their own replacements.
Replacement tenants need to pay the security deposit and bond and sign the tenancy agreement before the original tenancy agreement is terminated.
For Dwell Village Melbourne City: The replacement must be approved and cannot be an existing tenant.
2. Cancellation Policy After the Agreement Comes into Effect
2.1 Submission of Cancellation Request
The remaining part of the security deposit after paying the rent will be forfeited.
A management fee of AUD 250 will be charged.
The tenant is responsible for paying the rent until an approved replacement tenant takes over the lease.
2.2 Replacement Tenants and Cleaning Requirements
The departing tenant should leave at least three working days for cleaning and maintenance.
The rent should be paid by the departing tenant before departure.
Dwell East End has the right to recover reasonable costs from the security deposit until a replacement tenant is found.
3. Cancellation Policy Due to Visa Issues
3.1 Notification of Visa Rejection
Notify Dwell East End within 24 hours after receiving the decision from the immigration department.
Depending on the notification time, the security deposit and bond may be fully refunded or forfeited.
3.2 Unknown Visa Status
The applicant is required to notify Dwell East End.
The security deposit will be used to pay the rent until the contract is terminated when payment can no longer be made, and the room will be re - allocated. The security deposit will be forfeited, and the applicant will not be allowed to reside at Dwell East End.
3.3 Dwell Village Melbourne City:
a) Full refund: Notify within 24 hours after visa rejection and submit the cancellation form within 14 days.
b) Partial refund: Submit the cancellation form within 13 days or less after visa rejection, with an additional management fee of USD 250.
c) Forfeiture: Submit the cancellation form after the agreement starts, and the security deposit and bond will be forfeited.
d) Unknown visa status: Notification is required. The security deposit will be used to pay the rent until the contract is terminated when payment can no longer be made, and the security deposit will be forfeited.
The final interpretation right belongs to the apartment.
