Cancellation policy The following is a summary of the apartment cancellation policy. Policies are subject to change in real time; please refer to the official website and contract for the most current terms.

- Once an Offer is accepted and the deposit is paid, the booking is confirmed. The tenancy agreement is a legally binding contract, and tenants are responsible for the full rental period upon signing.
- Cooling-Off Period: Tenants may cancel without penalty within 7 calendar days of booking confirmation, with a full deposit refund (processing may take several weeks).
Cancellation Policy Categories
1. Cancellation During Cooling-Off Period (7 days)
- Conditions: Cancellation request must be submitted within 7 calendar days of booking confirmation.
- Refund: Full deposit refund.
- Process: Email the designated address with cancellation intent and personal details.
2. Cancellation After Cooling-Off Period
- Tenant Responsibility: Rent must be paid until a replacement tenant is found or the lease term ends.
- Key Terms:
- The apartment provider is not obligated to assist in finding a replacement tenant. The tenant must ensure the room is rent-ready.
- If subletting is successful:
- Deposit refunded (minus a £50 contract amendment fee + £20 international transfer fee and any other reasonable charges).
- Original tenant’s liability ends only after the new tenant completes payment and moves in or passes their cooling-off period.
Ireland-Specific Cancellation Policy
As per the Licence Agreement terms:
- Cancellation before agreement activation:

- Liability: Minimum 4 weeks’ rent or current rental cycle fee (whichever is longer).

- Process: Written application with evidence to the Special Conditions Committee.
- Processing Time: ~10 working days (final decision is non-appealable).
