Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to change, so refer to the official website and the contract for the most up - to - date information.


1. Cooling - off Period Rules

  • 5 - day Cooling - off Period: For contracts signed before July 31, 2025, tenants can cancel the contract without giving a reason within 5 days after signing and receive a full refund.
  • Exception: If the tenant moves in during the cooling - off period, the agreement takes effect immediately, and the cooling - off period ends.
  • Contracts signed on or after August 1, 2025, do not have a cooling - off period.

2. Cancellation Conditions after the Cooling - off Period

Full refunds are only available under the following circumstances (written proof must be submitted before August 22, 2025):

  • Academic Reasons: If the tenant fails to meet the admission requirements (a university rejection letter is required), except for the following situations:
           
  • Visa Rejection: The tenant must prove that they have completed all the visa application steps as required by UKVI and that the university has issued a Confirmation of Acceptance for Studies (CAS) number.
  • Transfer to a City without Apartment Coverage: If the tenant transfers to another city where there are no True - branded apartments, they can cancel the contract. If they transfer to another university in the same city, they may be transferred to a similar apartment. If no suitable apartment is available, they can cancel the contract.

Submission Requirements:

  • Tenants must notify the landlord in writing within 48 hours after becoming aware of the change and attach supporting documents.
  • If the tenant has already moved in, they cannot cancel the contract for free and must find a replacement tenant on their own.

3. Replacement Tenant Rules

  • Before Move - in: The landlord may, at their discretion, accept a replacement tenant (who will assume all rental payments and responsibilities). However, an administrative fee may be charged (refer to 《House Rules》).
  • After Move - in: The tenant must apply for "early termination of the tenancy" (which is considered as the termination of the contract). They also need to find a replacement tenant, and a fee may be charged.

Conditions for Replacement to Take Effect:

  1. The replacement tenant meets the requirements of the contract and signs the agreement.
  2. The cooling - off period of the new contract ends.
  3. The new tenant has paid the required rent.

4. Refund Process

  • All cancellation requests must be sent to the apartment's email address, along with supporting documents.
  • If the cancellation is approved, the prepaid rent will be refunded in full via the original payment method.

Key Dates

  • Cooling - off Period Deadline: 5 days after signing the contract (only applicable to contracts signed before July 31, 2025).
  • Special Cancellation Deadline: August 22, 2025 (after this date, cancellation due to academic or visa reasons is not allowed).
