Cancellation policy The supplier has not yet released the cancellation policy for the 2025/2026 academic year. The following is the cancellation policy for the 2024/2025 academic year for reference only. The policy is subject to real-time changes. Please refer to the contract for the latest information.
Key Points of the Cancellation Policy
I. Reservation and Contract Signing Process
- After completing the online application and paying the prepaid rent, you need to sign the lease agreement within 7 days. Otherwise, the reservation may be cancelled, and the prepaid rent will not be refunded.
II. Cooling-Off Period Policy
2. You will have a cooling-off period after signing the agreement:
- Regular Situation: 7 days (starting from the signing date);
- Signing on or after August 1st: It will be shortened to 48 hours (applicable to the academic year starting in September of the next month);
- Cancellation within the cooling-off period: You can send a written application via email to get a full refund of the prepaid rent and terminate the agreement;
- After receiving the keys or moving in: The cooling-off period will end immediately.
III. Responsibilities after the Cooling-Off Period
3. After the cooling-off period:
- The tenant must comply with all the terms of the agreement;
- The prepaid rent will be converted into a "holding deposit" to offset the first - term rent;
- The full rent must be paid during the lease term;
- The security deposit must be paid before the start of the lease term (to be paid at the same time as the first - term rent).
IV. Special Circumstances Allowing Contract Termination
4. Only the following circumstances allow for the termination of the agreement without liability (proof is required):
- Freshmen in the first year: Before August 24th, if the university revokes the admission due to insufficient grades (proof must be submitted within 7 days after the grades are announced);
- International students: Being refused a visa before August 14th (applicable to those starting in September);
- During the study period: Being expelled from the university due to health problems (proof must be submitted within 7 days after the decision is made).
V. Rules for Contract Termination in Non - Special Circumstances
5. In other cases (such as voluntary withdrawal from school, being expelled by the university, etc.):
- The tenant must find a replacement tenant satisfactory to the landlord. Otherwise, the full rent must be paid;
- If a replacement tenant is successfully found, the relevant fees stipulated in the agreement must be paid, and the lease will terminate on the effective date of the new agreement.
VI. Deposit Refund
6. When the conditions for contract termination are met:
- If you have not moved in: The full deposit will be refunded;
- If you have moved in: The deposit will be refunded after deducting the costs for room damage (in accordance with the agreement terms).
The final interpretation right belongs to the apartment.
