Summary of the Cancellation Policy for the 2025/2026 Academic Year
I. Cancellation Rules for Bookings Made Before August 1, 2025
14-Day Cooling-Off Period
- You can apply for cancellation via email within 14 days after signing the contract, and the deposit will be refunded in full.
Cancellation Due to Special Reasons After the Cooling-Off Period
Applicable Conditions (Official written proof must be submitted within 5 days after the event occurs):
- Your UK visa application is rejected.
- You fail to meet the admission requirements of your first-choice university.
- You do not pass the language course required by the university.
- You defer your enrollment (Proof from the university/UCAS is required).
- There are government travel restrictions (Proof of the university canceling your enrollment must be submitted before the contract start date).
Treatment Method: If you meet the conditions, the contract will be terminated, and the deposit will be refunded in full.
Cancellation in Other Situations (Non-Special Reasons)
- You need to find a substitute tenant with a student status to take over the full lease term by yourself, and then the deposit will be refunded.
II. Cancellation Rules for Bookings Made After August 1, 2025
- The cooling-off period is shortened to 48 hours
- If you cancel within 48 hours, the deposit will be refunded in full; if you cancel after the 48-hour period, you may forfeit the deposit.
III. Additional Clauses for Special Situations
Extension of Government Travel Restrictions
- You can apply to adjust the contract start date to the first day of the first month after the restrictions are lifted. An application must be submitted in advance.
Cancellation Due to Health Reasons
- You need to submit a medical certificate, and each case will be reviewed individually. If the cancellation is not approved, you need to find a substitute tenant by yourself.
Conditions for Deposit Refund
- The deposit will be refunded in full if there is no damage to the room and no outstanding fees; otherwise, it may be withheld.
Key Precautions
- Document Timeliness: All supporting materials must be submitted within 5 days after the event occurs.
- Requirements for Substitute Tenants: The substitute tenant must be a student and sign a contract for the full lease term.
- Communication Method: All applications must be sent via email directly to the apartment management team.
The final interpretation right belongs to the apartment.
