Cancellation policy

I. Cancellation within the Cooling - off Period (No - liability Cancellation)

1. Applicable Period: Within 5 natural days (i.e., the “cooling - off period”) after signing the tenancy agreement.

2. Core Condition: The tenant must not have moved into the apartment at the time of cancellation.

3. Operation Instructions: If the above - mentioned period and conditions are met, the reservation can be directly cancelled without the need to provide additional supporting documents.

II. Cancellation after the Cooling - off Period (Cancellation Allowed under Special Circumstances)

1. Applicable Situations: Cancellation can only be applied for in the following two specific situations:

  • (1) The application for a UK visa is rejected;
  • (2) The admission grade requirements of the applied - for university are not met.
  • 2. Key Requirements: The relevant supporting documents (visa refusal letter/UCAS admission result notice) must be submitted to the apartment within 72 hours after receipt. Cancellation cannot be processed according to these terms if the time limit is exceeded.

III. Transfer of Lease Obligations (Alternative Cancellation Solution)

1. Applicable Scenarios: If the above - mentioned cancellation conditions cannot be met, the tenant can choose to transfer their lease obligations to another tenant who meets the apartment's occupancy eligibility (i.e., the “replacement tenant”).

2. Operation Process: The tenant needs to find a replacement tenant on their own. The apartment will review the occupancy eligibility of the replacement tenant. After the review is passed and the relevant formalities are completed, the replacement tenant will officially undertake all the obligations in the original tenancy agreement.

Important Reminder: Except for the above - clearly specified cancellation/transfer situations and requirements, cancellation cannot be processed if it is beyond the cooling - off period and the required special - situation supporting documents cannot be provided. Please carefully confirm your own situation before signing the tenancy agreement to avoid unnecessary losses.
