Cancellation policy

Iconinc Brand Cancellation Policy

Fees Required for Booking: A £150 reservation fee (deductible from the first rent payment) and a £500 security deposit (Triangle Building: £250). The security deposit is refundable subject to no damage to the room.

Cancellation & Refunds:

Reservation Fee Refund Rules (£150)

1.  Refundable Scenario: If the tenancy agreement cannot be completed due to the landlord's reasons, the fee will be refunded within 15 days.
2.  Non-Refundable Scenarios:

  • Lack of legal tenancy eligibility.
  • Provision of false or misleading information.
  • Tenant voluntarily withdraws the booking.
  • Failure to complete the application process within 15 days.


After the Tenancy Agreement takes effect, termination is only possible by finding a replacement tenant:

  • The replacement tenant must take over the full rental responsibility.
  • Otherwise, the original tenant remains liable for fulfilling the contract obligations.


No Visa No Pay Policy

2025/26 Academic Year: Before 1st August 2025

2025/26 Academic Year: Before 13th August 2025

Conditions: Students must submit a copy of their university course rejection letter to IconInc within 48 hours of receiving it.

Roomzzz Brand Cancellation Policy

Basic Requirements

  • All cancellation requests must be submitted in writing to IconInc (verbal requests are invalid) and are only considered confirmed upon written acknowledgment from IconInc.
  • If you are uncertain about exam results, visa status, or university admission, it is advisable to confirm these before making a booking.

Scenarios Where the Reservation Fee is Forfeited

The £150 reservation fee will not be refunded in the following cases:

  • Lack of tenancy eligibility / Provision of false information.
  • Withdrawal from the rental agreement.
  • Failure to complete the signing of the tenancy agreement within 15 days.


Termination Conditions After Signing the Agreement
