Acommodation rules
Cancellation policy 一、Initial Cancellation Period
If you accept the accommodation offer on or before August 10, 2024, the initial cancellation period is three business days after accepting the offer.
If you accept the accommodation offer after August 10, 2024, the initial cancellation period is one business day after accepting the accommodation.
You must send a written notice (by post or email, not SMS) to the on - site office of the booked property.
The notice must clearly state the cancellation of the booking and must be received within the initial cancellation period.
Cancellation Fees
If you cancel within the initial cancellation period, you don't need to pay any fees.
If you cancel after the initial cancellation period but before the start of the tenancy, you will forfeit the deposit. If a replacement tenant cannot be found, you will be responsible for the full rent.
二、Cancellation after the Start of the Tenancy
1. Cancellation under Special Circumstances
If a first - year or future student has their admission offer withdrawn due to not meeting the admission requirements, they need to provide supporting evidence from the university or UCAS and apply to Info@derwentstudents.com.
If your UK visa application is rejected, you need to make a written request and provide supporting evidence within five business days.
In case of mitigating circumstances (such as poor health or family issues), you need to provide a medical certificate issued by an approved doctor.
Processing of Cancellation Requests
There is no deadline. Each cancellation request will be considered based on the supporting evidence provided and the specific circumstances of the case.
If the cancellation request is approved, the deposit and prepaid rent will be refunded (if you have already moved in, a portion of the deposit and prorated rent may be deducted).
2. Replacement Tenant
You can still cancel the tenancy if you can find a suitable replacement tenant acceptable to the landlord and they sign a legally binding contract.
The final interpretation right belongs to the apartment.
