Cancellation policy

I. Core Definition Explanation

  • Advance Rent: An advance payment made by the tenant (usually paid at the time of booking to secure the room), which is used to offset subsequent rent.
  • Booking Confirmation: A formal written confirmation document sent by the apartment via email after all tenancy - signing procedures are completed.

II. General Cancellation Policy (Divided by Time Nodes)

(I) Before the Tenancy Agreement is Signed

1. If the apartment receives your written cancellation notice before the 'booking confirmation email is sent' and within 7 days after you submit the application: There will be no charges, and the advance rent will be fully refunded.2. If you do not complete the tenancy - signing within 7 days after submitting the application: Regardless of which party initiates the cancellation, the apartment has the right to retain the advance rent you paid.(II) After the Tenancy Agreement is Signed and Before the Tenancy Period Starts1. If the apartment receives your written cancellation notice within 72 hours after the 'booking confirmation email is sent': There will be no charges, and the advance rent will be fully refunded.2. If we receive your written cancellation notice after 72 hours after the 'booking confirmation email is sent': The apartment will not accept cancellation or lease - termination applications until a replacement tenant for the room is found.(III) On and After the Start of the Tenancy PeriodIf the apartment receives your written cancellation notice on or after the start of the tenancy period: The apartment will not accept cancellation or lease - termination applications until a replacement tenant for the room is found.

III. Supplementary Rules Regarding Replacement TenantsThe apartment will make every effort to re - rent the room for you, but there is no guarantee of success.Before the new tenant completes all tenancy - signing procedures and receives the booking confirmation email, you are still responsible for the rent and all other related expenses of the room.Once the replacement tenant successfully signs the contract and receives the booking confirmation email, your advance rent (and other paid rent amounts) will be fully refunded, but the rent payable up to the tenant - handover date will be deducted.IV. Special Cancellation Scenario: Visa Not Approved (No Visa, No Pay Policy)

This policy applies to full - semester, half - semester, and semester - based rental apartments and is only for international students going to the UK for the 2025/26 academic year. If your visa application is not approved, you can cancel your booking according to this policy. The specific requirements are as follows:

(I) Core Requirements for Cancellation1. You need to submit an 'official English visa refusal letter' and send it to the corresponding apartment's admissions email within 48 hours after learning the visa refusal result and within 7 days before the start of the tenancy period.2. Only official written confirmation documents of the visa decision are accepted, and non - official materials are invalid.(II) Consequences of Not Meeting the StandardsIf a qualified visa refusal letter is not submitted within the above time limit, the general cancellation policy will apply, and you are still responsible for the corresponding rent and fees.

(III) Refund ProcessAfter the apartment verifies that the visa refusal letter meets the requirements, it will cancel your booking and fully refund all paid rent amounts within 28 working days.(IV) Other Visa - related Situation ExplanationsVisa Application Pending: If your visa status is still pending within 7 days before the start of the tenancy period, please notify the apartment in a timely manner. The apartment will make every effort to reserve the room for you, but the final decision depends on the room availability and the discretionary judgment of the apartment team.Voluntary Visa Cancellation: If you cancel your visa application voluntarily, the general cancellation policy will apply.

Visa Termination Due to Behavioral/Legal Issues: If your visa is terminated due to your own improper behavior or legal issues, you are responsible for all contract - agreed fees, and the general cancellation policy will apply.

Visa Cancellation/Termination After Check - in: If your visa is cancelled or terminated after you have checked in, you need to notify us within 48 hours. The specific handling needs to be reviewed by the Host, and in some cases, the final decision is made by the landlord: ① Key not collected: You still need to bear the rent from the start date of the tenancy period to the agreed - upon termination/cancellation date; ② Checked in: You need to bear the rent from the start date of the tenancy period to the agreed - upon termination/cancellation date. The landlord has no obligation to approve the termination application solely due to visa issues.

V. Supplementary Exemption Clauses

  • Late Rent Payment: If you do not pay the rent by the agreed date before check - in, the apartment may cancel your tenancy through a written notice, and the paid advance rent will not be refunded.
  • Apartment - initiated Tenancy Cancellation: If the apartment needs to cancel the tenancy before your check - in due to 'unforeseeable force majeure factors at the time of issuing the booking confirmation', it will notify you as far in advance as possible and fully refund the paid advance rent and all other expenses.

2. 仅接受官方出具的签证决定书面确认文件,非官方材料无效。

(二)未达标后果

若未在上述时限内提交合格的拒签证明,将适用通用退订政策,您仍需承担相应租金及费用。

(三)退款流程

公寓核实拒签证明符合要求后,将取消您的预订,并在28个工作日内全额退还已支付的所有租金款项。

(四)其他签证相关情况说明

  • 签证申请待审:若租期开始前7天内您的签证状态仍为待审,请及时通知公寓。公寓将尽力为您保留房间,但最终取决于房间可用性及公寓团队的酌情判断。
  • 自愿取消签证:若您主动取消签证申请,适用通用退订政策。
  • 因行为/法律问题导致签证终止:若您的签证因自身行为不当或法律问题被终止,需承担所有合同约定费用,适用通用退订政策。
  • 入住后签证取消/终止:若您已入住后签证被取消或终止,需在48小时内通知我们。具体处理需经Host审核,部分情况由房东最终决定:① 未领取钥匙:仍需承担从租期开始日至双方约定解除/取消日的租金;② 已入住:需承担从租期开始日至双方约定解除/取消日的租金。房东无义务仅因签证问题批准解除申请。

五、补充免责条款

  • 未按时支付租金:若您在入住前未按约定日期支付租金,公寓可通过书面通知取消您的租约,且已支付的预付租金不予退还。
  • 公寓方主动取消租约:若因「预订确认书发出时无法预见的不可抗力因素」,公寓需在您入住前取消租约,将尽可能提前通知您,并全额退还已支付的预付租金及其他所有费用。
