Cancellation policy

“The cancellation policies of this supplier vary among different apartment buildings. The following is a summary and overview of the apartment cancellation policies. The policies are subject to real - time changes. Please refer to the official website and the contract for accuracy.”



1. Cancellation before contract signing

• Condition: Cancellation before the lease agreement is signed.

• Handling: The full prepaid rent (including the deposit) will be refunded.

2. Cancellation within the cooling - off period

• Duration of the cooling - off period:

• Before August 1: Within 72 hours after the contract is signed.

• On and after August 1: Within 24 hours after the contract is signed.

• Operation: The apartment team should be notified by email within the cooling - off period.

• Handling: The prepaid rent will be refunded (to be credited within 10 working days).

3. Visa refusal (No Visa No Pay)

• Applicable condition: In case of visa refusal, a visa refusal certificate should be provided, and the full prepaid rent will be refunded.

4. Cancellation under special circumstances (after the cooling - off period)

Applicable conditions (No Place No Pay):

• Not admitted: The proof should be submitted within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.

• Failure to meet academic requirements resulting in inability to continue studying at the university: The proof should be submitted within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.

• Note: If the notice is later than the start date of the lease term, the rent up to the date of proof submission should be paid.

5. Early termination of the contract (after the cooling - off period)

• Condition: A replacement tenant should be found, and the new tenant should pass the qualification review and sign a new contract.

Requirements:

• The original tenant should settle all fees up to the termination date.

• Pay a handling fee (please consult the apartment for details).

• Handling: The liability of the original tenant will be terminated after the new tenant signs the contract and pays the first - term rent.

6. Other cancellation situations

• Failure to pass the review: If the tenant or the guarantor fails the PEP/sanction check, the reservation will be cancelled and a refund will be made.

• Failure to sign the agreement on time: If the agreement is not signed within 5 days (or 2 days after August 1), the reservation will be automatically cancelled, and the prepaid rent will not be refunded.

Situations where cancellation is not allowed

• Except for the above - listed situations, the contract cannot be cancelled under any other circumstances (including mid - term lease termination), and the tenant should pay the full rent until the end of the contract.
