冷静期(Cooling Off Period)

  • 7天无责退订:签约确认邮件发出后7日内(Wales地区除外),未领取钥匙前可书面取消,全额退还押金/预付租金。

冷静期后取消条件


仅限以下三种情况可免除剩余租金责任,且均需在租期起始年度的8月31日之前且在收到结果的7个日历日内提交证明(12月或1月开始的租期,则需在1月15日之前提交证明):

No Place No Pay(未录取,仅适用大一新生)

    • 需提供大学官方拒信或课程取消证明。
    • 政策适用范围限制:如果学生决定不接受大学录取、撤回大学申请或最终决定不来英国,则NPNP取消政策不适用。在这些情况下,将遵循供应商的标准取消政策,并需要更换租户。

No Visa No Pay(签证被拒)

    • 收到拒签信后7日内提交签证拒信扫描件,审核通过后退还押金及预付款。

No ATAS No Pay(ATAS证书被拒)

    • 适用于需ATAS证书的特定学科学生,收到拒信后7日内提交证明,审核通过后退款。

租客替换政策

租期开始前

    • 学生可提议新租客,但公寓管理方有权决定:
      a. 接受新租客并签署合同
      b. 将房间重新公开销售
      c. 分配给候补名单学生

责任解除

    • 上述任一情况发生7日后,原学生租约解除。
    • 注意:若未成功替换,学生仍需承担租金。

租期开始后:

  • 若找到替代租客,自新租约生效日起解除原合同
  • 若已入住过房间,需支付£50房间准备费
