I. Full Refund Policy under Special Conditions *Applicable to bookings for the 2025/26 academic year and must be applied for before September 1, 2025*

No Visa No Pay

• Condition: Failure to obtain a UK student visa.
• Required Documents: A visa refusal letter.
• Time Limit: Submit within 48 hours after receiving the refusal letter.

No Place No Pay

• Condition: Failure to meet the university's admission requirements.
• Required Documents: A university rejection letter or proof of insufficient grades.
• Time Limit: Submit within 48 hours after receiving the proof.

No Placement No Pay

• Condition: Failure to secure an internship position during the internship year or the internship location does not match the booked city.
• Required Documents: Proof of internship failure or a new internship notice in a different city.
• Time Limit: Submit within 48 hours after receiving the proof.

※ Common Rules

• The documents must be sent to the designated email address. If submitted after the deadline, the lower of the prepaid rent and one week's rent will be deducted as a cancellation fee.

II. Regular Cancellation Policy

Contract Binding

• After signing the license agreement, the full rent must be paid, and the contract cannot be terminated at will.

Early Check - Out Process

• You need to contact the apartment management actively. Whether a refund can be issued depends on: ✓ The cancellation time ✓ Whether there is a replacement tenant.
• Refund Condition: If a new tenant is found and has completed the booking confirmation and paid the first - installment rent, the remaining prepaid rent can be refunded.

Subletting Fee (Only applicable in England)

• If the apartment helps to find a new tenant, a re - licensing fee (specific terms need to be requested separately) must be paid.

Pre - payment Deduction Rules

• If you cancel after paying the prepaid rent and being allocated a room: ➢ The non - refundable amount is the lower of the prepaid rent and one week's license fee.
• The remaining amount (if any) can be refunded.

Responsibilities after the Agreement Comes into Effect

• If both parties have signed the license agreement: ➢ The tenant must continue to fulfill the contract obligations until a replacement tenant is found.

• The tenant must continue to fulfill the agreement terms until a replacement tenant is found.
