About the building

Burnet Court, newly opened in 2024, offers convenient commuting to the core campus of the University of Edinburgh. Its biggest highlight is its balanced coverage of commuting to multiple campuses, paired with 24-hour security and basic living facilities, which is especially friendly to students taking classes across campuses.

Location

It takes only 25 minutes to walk directly to the Central Area (Old Town, Humanities and Social Sciences / Law School, etc.), and you can pass by the old town street scenes along the way. If you're in a hurry, it takes only 5 minutes to walk to the nearest bus stop (refer to the stops around Burnet's Close), and you can take Bus No. 3 or 31 and arrive in 12 minutes, so you can still leave for early morning classes with ease.

It takes only 5 minutes to walk to the bus stop and take Bus No. 106, and you can reach the King's Buildings Campus (Science / Engineering School) in 30 minutes. If you choose to ride a bike, it takes about 20 minutes to get there. Cycling to commute is more comfortable when the weather is nice.

After walking to the bus stop, take Bus No. 43 and you can reach the Moray House School of Education in 18 minutes, which is suitable for education students who need to frequently commute to the school.

It takes 5 minutes to walk to the bus stop and transfer to Bus No. 139, and you can reach the Edinburgh College of Art in 20 minutes.

Apartment Facilities

It mainly offers single studios and double rooms of 11 - 14㎡, equipped with double beds and opening windows, and has sufficient heating systems. You can quickly warm up after commuting back in autumn and winter in Edinburgh. The independent bathroom and desk are clearly separated, so you can immediately switch to the study mode after class.

There is 24-hour security and free Wi-Fi coverage throughout the area. You can feel at ease when coming back late or working on assignments online. The public area provides luggage storage service, which is convenient for moving campuses at the beginning of the semester or traveling during holidays. Although there are no special entertainment facilities, the basic services are solid.

Surrounding Life

The surrounding area is a quiet and mature community, which is suitable for reviewing your studies after class. It takes only 5 minutes to walk to a convenience store to buy breakfast, and it takes 15 minutes by bus to reach the city center, where there are Chinese supermarkets and Chinese restaurants. You can stop by to buy your favorite food from your hometown during the commuting break. The area is close to the community police station, ensuring high security, so you can live comfortably and worry-free.

Acommodation rules

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period

Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:

      a. Accept the new tenant and sign a contract.

      b. Relist the room for sale.

      c. Allocate the room to a student on the waiting list.

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
