About the building

The Old Printworks under Unite offers mature apartments with an industrial style design. Its core advantages are 'stable commuting + convenient socializing'. It has complete basic facilities and large public spaces, allowing you to live comfortably and feel a sense of belonging.

Location

It takes 22 minutes to walk to the central area of the University of Edinburgh (School of History / School of Philosophy), along a greenery path, enabling you to relax on your way to school.

It takes 6 minutes to walk to the nearest bus stop (near the Newington Road stop). You can take buses 14 and 33 and reach the King's Buildings campus (School of Engineering / School of Physics) in 15 minutes, so you don't have to rush for early classes.

It takes 20 minutes by bus to directly reach the center of Edinburgh. It's very convenient to go shopping and have Chinese food on weekends.

It takes 25 minutes by bus to reach Edinburgh Railway Station, so you don't have to go through any hassle when traveling to other cities during holidays.

Apartment Facilities

The room types include single studios of 11 - 14㎡ and 3 - person shared suites, with sufficient space and no cramped feeling. It is equipped with a 1.2m single bed, providing a comfortable sleeping experience; the windows can be normally opened, ensuring good ventilation; the heating system is stable, and you can quickly warm up when you return to the room in the winter of Edinburgh. Each room has an independent bathroom and a wide desk, which is sufficient for writing papers and placing textbooks. Students who are socially anxious or like to be alone can also live comfortably.

The 24 - hour front desk is extremely considerate. It can receive express deliveries and answer life questions in a timely manner. International students who have just arrived in the UK don't have to worry. There is a public leisure area on the first floor, equipped with sofas and board games, allowing you to chat and play games with classmates after class; the public kitchen has multiple cooking ranges and a large - capacity refrigerator, so it's not crowded when cooking Chinese food with roommates; the Wi - Fi throughout the apartment is smooth, and there will never be any lag when taking online classes or video - chatting with family members, meeting all basic needs.

Surrounding Life

The surrounding area is a quiet residential area, especially quiet at night, suitable for students who need to focus on their studies. There is a convenience store within an 8 - minute walk, making it convenient to buy a bottle of milk and a newspaper in the morning; it takes 12 minutes to walk to Sainsbury's supermarket, so you don't have to go far to buy groceries and stock up on daily necessities; it takes 20 minutes by bus to reach the Chinese supermarket in the city center, where you can buy Laoganma and frozen buns, and it's extremely comforting to cook a home - style meal when you miss your hometown. There is a community police station nearby, so you can feel safe walking home after 10 pm. You can also take a walk in the surrounding Meadows Park occasionally to experience the natural atmosphere of Edinburgh.

Acommodation rules

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period

Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:

      a. Accept the new tenant and sign a contract.

      b. Relist the room for sale.

      c. Allocate the room to a student on the waiting list.

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
