Apartment facilities

The facilities are fully configured to meet the daily needs of students. Especially inside the rooms, they are practical and comfortable, and you will feel at home after living there for a while.

The room type is Ensuite (private bathroom and shared kitchen), which is much more spacious than apartments at the same price. The double bed is of moderate firmness, and when you lie on it after staying up until early morning to catch up on due work, the fatigue will disappear instantly. The desk is large enough to hold a laptop, textbooks, and a lamp at the same time, and there is a small bookshelf beside it, so you don't have to pile books all over the table. Studio (private kitchen and bathroom) is suitable for students who like to be alone. There is a small refrigerator, an induction cooker, and an operating table in the kitchen area. You can occasionally cook tomato and egg noodles or bake chicken wings without having to accommodate others' schedules, and your life rhythm can be super free.

The shared kitchen has complete equipment. On weekends, you can cook hot pot and bake pizza with your roommates, and the atmosphere is full of warmth. The study room is quiet and bright. When you are catching up on due work, you don't have to rush to the library to grab a seat. You can focus on your studies right in the apartment.

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.


Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period


Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:
           
      a. Accept the new tenant and sign a contract.
           
      b. Relist the room for sale.
           
      c. Allocate the room to a student on the waiting list.
         

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
