If you prefer a living environment that is 'full of a sense of story while remaining innovative', Shrubhill House will definitely strike a chord with you. This apartment is truly special as it is transformed from an old office building in the 1960s and made its brand-new debut at the end of 2020. It not only retains the steady texture of the old building but also features lively designs suitable for students.


Location

The location of the apartment holds 'understated convenience'. It is located in the northeast of Edinburgh, not too far from the city center while avoiding the hustle and bustle of the core area. Most of the campuses in Edinburgh can be reached on foot. The transportation nearby is also very convenient. You can reach the bus stop within a few minutes' walk. If you want to go shopping on Princes Street or visit the old town, it can basically be reached within half an hour by bus. Even better, the surrounding area is a residential area, and the daily atmosphere is extremely peaceful. When taking a walk in the evening, you can see locals walking their dogs and chatting, giving a very real sense of 'putting down roots in Edinburgh'.

It takes 30 minutes to walk to the GS campus of the University of Edinburgh, 14 minutes by bike, and 15 minutes by bus.

The apartment is 24 minutes' walk from the Moray House School of Education, University of Edinburgh, 12 minutes by bike, and 18 minutes by bus.

It takes 28 minutes by bus to reach the Edinburgh College of Art.


Apartment Facilities

There are mainly two types of rooms, Ensuite (shared kitchen with private bathroom) and Studio (private kitchen and bathroom). In the Ensuite, there is a double bed, a desk, and a wardrobe. There is also space beside the desk for a table lamp and a green plant. The Studio is slightly larger, and the kitchen area has a small refrigerator, an induction cooker, and a simple operation table.

You can feel safe here. There is 24-hour access control and full coverage of surveillance cameras, and there are also security guards on patrol. You don't have to worry even if you come back late from self-study at night. The maintenance team is also extremely reliable. The public area is divided into several functional areas. If you want to study, there is a quiet study room with comfortable desks and chairs and good lighting, which is highly efficient for finishing your assignments. If you want to relax, there is a spacious rest area where you can watch dramas and chat with your roommates, easily getting closer to each other. The kitchen equipment is also very complete, including a microwave oven and an oven. You can cook hot pot and bake cookies with your roommates on weekends, directly filling you with a sense of happiness. In addition, the apartment also has a laundry room, so you don't have to carry your dirty clothes to find a dry cleaner, and all your daily needs can be easily met.


Surrounding Life

Half of the joy of living here comes from the 'easily accessible' convenience around. You don't have to worry at all about 'what to eat or what to buy'.

It takes 3 minutes to walk to the Co-op supermarket at the street corner. You can buy fresh croissants and lattes in the morning and a box of salad or frozen pizza when you get home from work at night, and you can finish a meal in 10 minutes.

If you want to buy daily necessities or ingredients, it takes 10 minutes by bus to the Tesco Extra large supermarket. If you want to visit small shops, walk to Leith Walk Street, where there are small shops selling handmade jewelry, vintage record stores, and small, niche cafes. During the 2026/27 academic year, the apartment plans to carry out construction work from 8 am to 6 pm on Monday to Friday, including the construction of the exterior facade of this building. There may be noise interference during the construction period, and the light in the room may also occasionally become dim. Notice will be given in advance before the project starts, and the latest progress will be reported throughout the construction process.

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.


Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period


Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:
           
      a. Accept the new tenant and sign a contract.
           
      b. Relist the room for sale.
           
      c. Allocate the room to a student on the waiting list.
         

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
